What this is

These terms cover your use of the Bhumi Land Unit Converter app for Android. Installing it or using it means accepting them. If you do not accept them, do not install it — and if you already have, uninstalling it ends this agreement with nothing left owing on either side.

You are given permission to use the app on devices you control, for your own purposes, personal or professional. That permission is not exclusive and cannot be transferred. The app itself, its unit tables, its explanations and its design remain ours.

What it is not

The app is a converter and a measuring tool. It is not a land-records service: it does not show RTC, khatian, mutation status, ownership, encumbrance or any government record, and it is not connected to any state land-records system. If you are looking for a record of title, this is the wrong tool and no answer it gives is one.

It is also not a survey. It calculates an area from side lengths you type in, so the answer is exactly as accurate as your measurements are. It does not measure anything itself, and it cannot know whether the plot in front of you matches the numbers you gave it.

Accuracy, and where it stops

Every conversion factor in the app is checked against the relationship that defines it rather than copied from another app, and the arithmetic is tested. That is a statement about the arithmetic, not about your district.

A bigha, a katha and a biswa are not the same size everywhere, and the regional values here are the widely-used figures for each state. Local practice varies below the level of a state, and a revenue office, a registrar or a licensed surveyor is what settles a boundary or a transaction. Use the app to understand a listing; do not use it as the basis for a price you pay, a document you sign or a boundary you agree.

The price calculator multiplies a rate you supply by an area it derived. It is arithmetic on your own figures and is not a valuation, an appraisal or advice about what land is worth.

How the app is paid for, and that this can change

The app is free to download and every feature in it is free to use. It is funded by advertising shown inside the app. Advertising is served by Google, and what Google collects in order to do that is set out in the privacy policy rather than here.

We may change how the app is funded in a future version — by changing or removing advertising, or by introducing paid features. If we do, the change arrives in an app update, this page is updated with it, and the privacy policy and the app’s Data safety information on Google Play are updated at the same time if what is collected changes. Nothing you have already installed starts costing money or showing advertising it did not show when you installed it.

Using it fairly

  • Do not decompile, modify or redistribute the app, or publish its unit tables or explanations as your own.
  • Do not interfere with the advertising that pays for it, or use the app in a way designed to generate ad revenue that is not genuine use.
  • Do not present the app’s output as a survey, a valuation or an official record, to anyone.

Availability

Conversion, measurement and the unit reference work with no connection at all, so the app keeps working whether or not anything of ours does. We may stop publishing updates, or remove the app from Google Play, at any time. A copy already installed keeps working; we do not disable it remotely and there is no account to close.

What we are responsible for

The app is provided as it is. We do not promise it is free of defects, and we do not promise that a regional value in it matches the practice of your particular district.

We are not liable for a loss that follows from relying on a figure the app produced — a price paid or accepted, a transaction entered into, a boundary agreed, or a document signed. That is the whole reason the sections above say plainly what the app is not.

None of that touches the rights you have as a consumer. Nothing on this page excludes or limits any liability that cannot lawfully be excluded, including liability for death or personal injury caused by negligence, and for fraud. Where the law of your own country gives you rights that these terms appear to reduce, your rights win and this paragraph is the one that governs.

You have paid us nothing, and we hold nothing of yours: there is no account, no subscription and no data of yours on any server of ours. Where a limit on liability applies and the law allows one to be set, it is the amount you have paid us for the app, which is nothing.

Changes to these terms

We may change these terms. When we do, the date at the top of this page changes, and the change takes effect for the version of the app released alongside it.

It does not take effect for the copy already on your phone. That version keeps behaving the way it did when you installed it and stays governed by the terms it shipped under, so you are not bound by a change simply for carrying on using what you already have. A change reaches you only through an update, and you can decline an update or uninstall the app. Continuing to use the app after you have installed an update is what indicates that you accept the terms that came with it.
